Everything worth knowing before you build a backyard ADU in Kansas City.

What it really costs, the rules that actually apply, what it returns, and how one team can carry the whole build — from a Backyard Check to a finished, permitted home on the city's pre-approved plans.

The story

The cost that stops most people isn't the price — it's the toll: the energy, the year, the risk of carrying it all yourself. So the backyard stays a backyard. We built a way to share it — feasibility, permits, build, and operations, run by one team.

Every quote shows one column. There are two.

Here's that cost, itemized.

The one everyone quotes on the left. The one that actually stops you on the right.

The price tag

What everyone argues about

$150K–200K, financing, cost per square foot — the number everyone negotiates over.

The part people negotiate.

The toll

What actually stops you

Energy

Every decision — designer, permits, contractor, financing — lands on you.

Time

A year of your life before anything stands in the yard.

Risk

If a permit gets denied or a trade no-shows, it's on you to fix.

No progress

You could afford it. You just couldn't face doing it alone — so the backyard stays a backyard.

Turning your own backyard into a home shouldn't cost you your peace.

The second column is the one we carry — feasibility, permits, build, operations.

Who you're working with

You'll meet the team that builds it.

A Kansas City team on feasibility, permits, trades, and financing — your reviewed report back in 24 hours.

Why I'm doing this

In October 2025, my father and I broke ground on a neighborhood together. He asked me for one more home — "come build me one in your backyard, so I can stop paying rent at this old folks' home and come live with you." He was 76 and still playing tennis. That fall his A/C failed, a heat stroke took him down, and within weeks he was gone.

I couldn't build him that home in time. We are building backyard homes now so close means steps, not blocks — and so it's simpler for your family than it was for mine.

The team's already assembled — licensed contractors, architects, the whole turnkey system — and I'll answer straight for anything we've learned the hard way. We're announcing now because the pieces are finally in place.

Every number here is for the white box — a complete, permitted, habitable, legal backyard home, finished above builder grade. It includes your plan set, direct labor, materials, permits, and standard finishes. Upgrades — better finishes, more square footage, the add-on Reports — are priced on top.

Your Backyard Feasibility Study

You get a real feasibility study — not a guess.

Your Backyard Check comes back as a feasibility study: whether your backyard can hold an ADU, exactly where it fits, what it'll cost, and what it'll return — human-verified against KCMO zoning and setbacks. A plan you can build from.

One team · no hand-offs

One team carries your build — not five contractors and five conversations you keep straight.

One dedicated team sits with you through the numbers and the plans, then carries the permits, the trades, and the schedule — all working from the same file, so you never re-explain your project or chase down who has it.

One team owns it, start to finish

The same team from your first call to your keys — you're never the one carrying the story from one contractor to the next.

Every path, plainly

Rent it, live in it, build one or many, or join the economy — laid out without the jargon.

Ways to pay, plainly

Cash, a home-equity line (HELOC), your bank's construction loan — and private financing partners where they fit. Your team walks the numbers with you. We're builders, not lenders.

You decide, your team carries it

You approve every number before we spend a dollar. Your team carries every step that follows.

Quality Built In

Our white box saves you money for the life of your ADU.

Even our built minimum — the white box — exceeds the building-code minimum: R-29 walls and an R-60 ceiling, a tighter, better-insulated envelope than code requires.

That means lower utility bills every month you own it — and those savings add up over the whole life of your ADU.

Questions

Backyard ADUs in Kansas City — the basics.

Can I build an ADU in my backyard in Kansas City?
Often, yes. Kansas City allows accessory dwelling units in many residential zones if the owner lives on the property (a deed restriction is filed before the certificate of occupancy). Our Backyard Check confirms in 24 hours whether yours fits, and exactly where.
Does Kansas City have pre-approved ADU plans?
Yes. Kansas City offers pre-approved master plans for ADU-over-garage and tiny-house homes, which shorten permitting. We build on these pre-approved plans and match one to your lot and your target use.
How much does a backyard ADU cost in Kansas City?
Detached ADUs in the Kansas City market commonly run about $105,000 to $215,000. Our founding price starts around $112,000 to $150,000 for a complete, permitted, above-builder-grade home. Your exact number comes from the Backyard Check.
Do I have to live on the property to have an ADU in Kansas City?
Yes. Kansas City requires owner-occupancy of either the main house or the ADU, recorded as a deed restriction before occupancy. The rules favor families who live where they build.

The Backyard Check.

What exactly is the Backyard Check?
A human-verified feasibility read on your backyard — zoning, setbacks, buildable area, HOA. About 24 hours, fully cited.
What if my backyard can't fit an ADU?
Then it simply doesn't fit — and it costs you nothing either way, because we cover the Check for the Founding 100. The completed study is yours to keep whether or not you decide to build.
Do I have to use you to build it?
No — the report is yours to keep and share. But our goal is to be your builder and run the whole process.
Can I really rent it out?
Yes — for 30+ day stays or long-term, and we can operate it for you.
What if I can't afford the check?
Reach out anyway. If building is real for you, we'll find a way to make the first step carryable.
